
MISMO at 25 — The Backbone You Don’t See, But Feel Every Day
When I stepped into the role of MISMO President just ahead of the 2025 MBA Annual Convention, I already understood MISMO’s reputation. But it wasn’t until I got behind the curtain that I truly appreciated the depth of collaboration, volunteer leadership, and shared purpose that has kept this organization going strong for more than 25 years.
And if there’s a single theme that stands out from my early weeks in the role, it’s this:
MISMO’s impact is everywhere, especially in the places most people never notice.

A Solution Born Out of Chaos
Back in 1999, the MBA built MISMO to solve one of the industry’s biggest structural challenges: data fragmentation.
Everyone had their own format, their own definitions, their own version of “the truth.” If every loan file looked different, every audit, every investor delivery, and every regulatory exam became a custom project. The path to modernization was already blocked before it began.
MISMO emerged as the industry’s shared translator.A nonprofit, industry-owned standards body, built under the MBA, created a common data language for housing finance.
The mission was deceptively simple:Standardize how the mortgage industry communicates.
Two-and-a-half decades later, that mission is the foundation for everything from digital mortgages to data-driven supervision.
Building the Language of Housing Finance
The first major undertaking was the MISMO Reference Model, an extensible data model and XML schema capable of defining every data element across the mortgage lifecycle. This effort turned into the connective tissue that makes interoperability possible today.

These aren’t academic artifacts. They are operational necessities—built by hundreds of professionals who show up, often after hours, to get the details right.

I’ve been having dozens of conversations with lenders of all shapes and sizes, and the theme is consistent:

In my first weeks leading MISMO, I’ve been inspired by the scale of what’s been built and humbled by the people who built it.MISMO isn’t code.It isn’t schemas.It isn’t XML.
MISMO is the community.A network of professionals who show up because they believe the industry is better when we work from the same foundation.
As we enter this next chapter, AI-driven, data-centric, and fast-moving, our work only grows more important.
And like the last 25 years, the next 25 will depend entirely on the willingness of this industry to keep showing up.
